We offer the full package of architectural services which correspond to the RIBA Plan of Work Stages. This includes strategic brief definition, site analysis, feasbility proposals, concept design, developed design, technical design, construction and handover, and post-occupancy evaluation.
planning services
We have helped many of our clients navigate the challenges around viability, permitted development and obtaining planning approval.
Our services range from planning desktop studies to review local policy and establish any planning restrictions, pre-application negotiations, to submission of full planning applications, conservation area consent and listed building consent.
principal designer duties
For any project for which we are lead designer, we offer PD for CDM and PD for Building Regulations services. These are two independent and distinctive roles:
principal designer (CDM)
The CDM PD is responsible for planning, managing and coordinating health and safety during the pre-construction phase. We bring over 20 years experience of delivering this service, most typically in conjunction with our design services, for a wide range of our clients and project sectors. The approach now remains as when we started: design out H&S risks before they get to site, and where risks remain ensuring all parties are aware.
principal designer (BR)
The Building Regulations PD is required to plan, manage and monitor all design work during the design stage of a project to ensure compliance with the buildings regulations. This is a relatively new role and requirement further to the major overhaul of the construction industry with the introduction of the Building Safety Act 2022. Our team have of architects have fully integrated the requirements into our service and has been performing the role successfully on projects for over 12 months.
We have worked with both clients direct as well as a number of contractors as a BR Principal Designer Adviser to support them to meet their responsibilities under the Act. This role is under-pinned by the latest RIBA training in the BR Principal Designer role & duties to demonstrate the required competence.
We compliment our BR Principal Designer service by undertaking the following:
Client and team presentations on the impact of the BSA to support their understanding of the regulations.
Providing support to all members of the project team to allow them to understand their duties.
Managing a compliance tracker on all projects where we are appointed as the BR Principal Designer or Adviser.
Undertaking reviews of existing buildings and designs to determine whether work is classified as Higher-Risk Building (HRB) work.
Separately undertaking independent due diligence reviews.

CMT (client monitoring team) services
When we have designed a project through RIBA stages 0-3 or 0-4 and are not novated, we offer our services to stay appointed by the client to oversee (not design or specify) work carried by the appointed contractor.
